Governing Documents & Financial Information

Living in a community association can be a positive experience, and we hope you enjoy it here at Rocking K. Whether you’re new to this concept or have lived in similar neighborhoods, understanding the Association’s purpose is crucial in maintaining our community’s integrity and enhancing the quality of life for all residents.
Rocking K Community Association
At Rocking K, the Association is responsible for upholding the standards and protections established during our community’s development. When you bought your home, you became a member of the Association and agreed to follow its governing documents and rules to help preserve our community’s integrity. Our board of directors governs the Rocking K Community Association, and AAM provides management services for day-to-day operations.
The Association is also in charge of maintaining common area assets, including walls, fences, landscaping, and streets. Additionally, the Association maintains a reserve fund to finance renovations and replacements of these common area assets.
We use several governing documents to direct their operations at Rocking K. The following will provide you with Rocking Kâs current governing documents.
The Declaration of Covenants, Conditions, and Restrictions, or CC&Rs, outline an Association’s rules and regulations. They define what homeowners can and cannot do with their properties and preserve property values within the community.
The by-laws establish how an Association operates as a business. They outline the necessary information, such as how often the Association holds meetings.
Board Resolutions adopted by the Board of Directors are posted here for homeowner reference. These resolutions provide clarification and guidance on specific community policies, procedures, and governance matters. Residents are encouraged to review this section periodically for updates.

A reserve fund is an account set aside for unanticipated and deferred expenses, especially significant ones. Reserve expenses cover repair and replacement costs for existing components. For instance, if a community pool requires significant repairs, or common area walls need repainting, the unbudgeted expenses will be paid from reserves.
Reserve costs and remaining lifespan of each component are detailed in a Reserve Study. This study shows the current status of the reserve fund, and provides funding plans to offset future repairs and replacements. It has two parts: the physical analysis and the financial analysis.
The reserve funds are held in a separate bank account allocated for reserve-related expenses.
